Loading a family from a distributors website

I have downloaded occupancy sensors from a distributors website. When I load the family, I get a message saying "cannot load the folowing families" and lists everything I tried to load. Has anybody had this problem and figured it out?

I've seen that before, see if either of these work:

- Drag the file from Windows Explorer into Revit when the project is open

OR

- Open the family and then click 'Load Into Project' button
